  The Nesmith House in Lowell. Is gorgeous and affordable. I looked there but had too many guests. It's in a really pretty neighborhood too.

  There are a lot of venues on the North Shore (Ipswich, Gloucester have many). I'm using the Hellenic Center in Ipswich which has a beautiful garden and also a hardwood floor indoor room for the dinner and dancing. My guest list is around 130 but they can set it up for any size group and make it work wonderfully.

  The Lyman Estate in Waltham is more formal than semi--but it has a warm feel to it. Has outdoor space, including a large porch, on which you can place dinner tables. If you want to rent a tent, that's extra.

  PS-And the Lyman isn't exactly small as a whole, but the rooms are not huge--with 60 guests, you could have them all eat in the ballroom, and it's be perfect (ballroom only fits about 60 for dinner).
