Another AW - NWR

We bought a f'ing house!!!!!

After 4 months of fruitless searching we have a house. Signed PA in my hands! Inspection is tomorrow so hopefully all will be ok. It appears to be in very good shape so I would be quite surprised if anything bad turns up.

    Julie - Its even closer to you I think. In Livonia, between Wayne & Farmington just south of Plymouth. 3 bed, 1 1/2 bath ranch, 2 car garage, finished basement, nice backyard.

    Here's a pic of the front:


    It was an estate sale so the decorating definitely needs updating (hello floral wallpaper) but its in great shape otherwise!

    OMG Erin, so I think you're practically IN my neighborhood.  First of all, aren't you between Wayne and Levan?  South of Plymouth?

    I notice the address is 35301....mine is 35220.  And our house looks identical to yours...as do all the houses in the neighborhood.  That first window is the family room, second is bathroom, and third is one of the bedrooms.

    OK, so you can officially call me a stalker....but I found that house on realtor.  You are the first street from Plymouth....we are the 4th street, 3rd house in.  Kiddie-corner from the school -- you can see the school from our front door.  Crazy!

    And funny because last week I was looking on realtor.com at houses and it was totally depressing FI and me because everything was way less than we paid for our house 4 years ago.  I saw that one and thought it was a great deal.  So exciting!!!

    We are probably (ok definitely) going to get a puppy so we'll have to take them for walks together. That's awesome I know a neighbor!

    ETA - yes I meant Levan. I don't know where I live lol.

    Yes, definitely awesome.  We don't really know any of our neighbors -- except the neighbors on one side of us who are really nice, but they are our parents' age and have kids our age.

    And that's OK about not knowing where you live.  FI and I had only been dating about 2 months when he bought this house and when he drove me to go see it, he definitely got lost!

    I bet Dan would love to dog-sit. He's a huge dog person, he keeps threatening to exchange our cats in for a puppy.

    Luckily we can drive there without getting lost -although, it took FI the two years in our apartment to finally remember the address, so hopefully he learns this one quicker.

    Does your house have carpet or hardwood floors?  When Andy bought the house, it had really gross carpeting and he was planning to replace it.  When we tore up the carpet, there were hardwood floors underneath and they were in pretty good condition.  There are definitely some parts that could afford to be refinished, and we plan to do that in the next 5 years or so, but there are more pressing needs for the time being.  Just something to keep in mind if you have carpet and you want to get rid of it.

    Also, saw there was a 4 seasons room off the back -- we have that, too and Andy loves it.  We have his old couches (black leather, very bachelor-style) back there with a TV and he loves watching baseball games in the summer. 

    Immediately following the wedding, we are planning to get a new furnace (ours is original and we want to take advantage of the 2010 tax credit), and then a new roof and windows are in the near future.  We also have original kitchen and bathrooms, but the cabinets have been resurfaced so they aren't terrible, and we are making do with them for the time being.  We can't wait til after the wedding so we can take this money and put it towards home improvements -- so many things on our to-do list!  (as I'm sure will be the case with you and Dan)

    Congrats!!! Now comes the long part of waiting for the mortgage people do to their thing!

    We bought an estate sale too! Pretty much like yours (I'm guessing), looks like it was taken care of but needs updates! =)

    Its carpeted - I know there's hardwood underneath but I have no idea the condition. The living room carpet looks newer - I wonder if they replaced it when putting it up for sale because it looks fresh. The bedrooms look kinda eh, not disgusting but I'd want to either get them redone or take it out entirely. I prefer hardwood to carpet personally but it depends on the condition of the floor at this point.

    We've got a nice list going and we haven't even closed yet lol! I'm loving the room off the back - I have our old couch and all of Dan's sports crap going in there already.

    The biggest thing we've got to do first off is redecorate - the flowery foil wallpaper has got to go!

    Refinishing your floors will do amazing things to your house. My Dad had it done in his house and it makes such a huge difference.

    Hey, if you need any info on home improvements, let me know. Seriously, I've done every room in my house in the 15 years I've lived here, some twice.

    Haven't had to refinish any floors yet though.

    Buy yourselves the Reader's Digest "1001 Hints and Tips"......... great info in there. I got it on Amazon for a friend's wedding. All sorts of repair and refurbishing info basics.

    PS, if you need any furniture, let me know. I'm having a garage sale sometime this spring or summer, when I can get around to it (after my daughter's soccer season).

    Congrats! You should do what my gf did when she bought a great house that was overly wallpapered...she had a "wallpaper party". Beer, pizza, scrapers & spray bottles. She invited about 20 people over (it's a big house and EVERY room, hallway, ceiling was wallpapered) and we all got to scrapin' away. It really helped her get a head start.
