Let the House Hunting Begin!

FI & I just got pre-approved to buy a house :) Yay! I am so excited to start house hunting! And, FI got a promotion last week at work.... double yay! It's been a great past few days so far!

Any first-time home buying tips? We are new to everything!

  • We haven't started yet but we do look at a lot to figure out what we do and do NOT like. That way we can better narrow it down when the time comes! Good luck, it is sooo exciting!
  • Don't be too quick to make a decision! And don't take the first 'good thing' that comes along. If you are unsure about something be sure to have one of your parents look things over too. It never hurts to have a second (and even third opinion)!!! Let us know how it goes and be sure post pictures when you find your home!

  • We need to rent for the first 3 months, which in turn means the first 6 months or a year with the lease agreement. FI's been working at the same employer for 4 years and they have passed him over twice to get a salaried teaching position. He still teaching and coaches but if they burn him again, he will walk away so we do not want to get "stuck" in a home if we open our living options up by a couple miles. =o) He was just inducted into the hall of fame for 3 sports and almost every single person in his department has confronted the principal regarding hiring him... fingers crossed!! Good luck with yours... be patient... home prices are not going anywhere so don't think the price will increase by thousands of dollars if you sleep on it. =o)

    Look beyond people's crap. Remember, things can be changed....light fixtures, flooring, paint....We bougt our house back in December. The house was in great shape, albeit a little out dated. But it had everytthng we were looking for. Come up with a list of things you want in a house, like number of bedrooms and bathrooms, garage, land, etc. Do you want a place you can move right into and not do any work, or are you willing to do some work or alot of work? Start looking online in your price point and area you want to live. We looked at hundreds of houses on line, but only looked at a dozen in person. Looking online really cuts down on seeing things you have no interest in. And get a GREAT realtor, they'll help guide you.

  • Everyone has really good advice. Also stick to a price range don't go over just because you think it's worth it. You can change paint and fixtures but keep in mind that is longer until you get in the house (unless you want to paint while you live there.) Look at everything in person not just online or in pictures.
  • I agree with all the above advice, and...be aware of your timing! FI and I got a great price in a short sale, but it's taking forever to close. Good thing we're in a place that a friend of ours owns or we'd be out on our behinds right now!

    I agree with all of the PPs' advice. For us, it wasn't as stressful as everyone told us that it would be. We looked at A LOT of houses and switched relators because I really didn't think our first relator understood what we were looking for.

  • Be patient and understand it may take awhile to find and close on a house.  It took me 4 months on a foreclosure.  Also like mancila said don't go over your price range.  I went below what I could afford which allows me to put 36% of my take home pay in to savings each month.  Right now that money goes towards paying for the wedding, then we will be able to pay off our student loans, and save for a down payment on a bigger house with more property.  I am so thankful that I have a low mortgage!

  • Congrats!! All above advice is good advice.. enjoy this process (even though it may seem stressful at times), you'll look back on it and miss that excitement at some point! :)
    We're going through the same process now! The hardest is "looking past the crap" and ignoring ugly paint and carpet... all cosmetic and easy to change, but it can be so UGLY!

    We read them before we bought our house, and they were a huge help - happy house hunting!
