NWR: Any towns like Denville that are closer to the city?

We really like the overall feel of the town and the home prices, but it's too far from the city.  Are there any towns even just a smidge closer to the city (preferably due east or southeast - we can't go northeast because then I'm getting too far from work) and near a train station that are similar to Denville?

Denville is a great town and home prices are on the more expensive side.  Check out pompton plains/pequannock.  It's right near the 23/80/46 area (willowbrook mall) and has a super small town feel with a nice downtown area.  It's close to everything but it's tucked away and "parklike".   Homes also have decent sized properties.  It's very  close to train and bus and not far from NYC.  Home prices are a little more expensive but taxes are lower than say Wayne.  I would drive through and check it out, it's a really great town with a  good school system.

The Pequannock side is more affordable side, the North end of Pompton Plains is the more exclusive side, and you will pay for it.

User - Thanks for the suggestion!  Pompton Plains is getting too north for me, though (it's another 12 exits or so north on 287 than the area of Denville we like) so I'd really be pushing it with my commute time.  Also, my aunt lives there and I'm not a huge fan of the area... I can't pinpoint exactly what I don't like, but I'm just not a fan.

I'll echo User's sentiments.  In general, you do better going north up Route 23 than west on Route 80/46.  The downside is that train station options and schedules tend to be more limited than those along the Morris line, but they are there.  But there's also much greater availability of buses and traffic along that route into the city is infinitely better than 80 IMO.

It's not really that far north.  Don't look at it from a 287 standpoint, you can take rt 80 due east and get off on Rt 23 and it's only 2 miles up or so.

If you want to go east and stay south of morris county, and get a town like that, you should look at summit, chattam, short hills, milburn, berkley heights, madison, etc.

If you are looking to go due East out 46 then you can look at Parsippany and Boonton both have similarly priced homes. I agree with USER876 about Pequannock but understand if you are 100% opposed to it. You could look at most of the other towns due east from there Fairfield, Wayne, Little Falls, Totowa, West Paterson. Some areas have great prices/taxes but you need to be careful about flooding.

What about Caldwell, West Caldwell, Verona, Cedar Grove.  They're not too far from the trains in Montclair, and they also have bus lines into the city.  They're all great towns, with a town center, good schools, and pretty houses......

We live in Nutley and there are buses into the city. The taxes are high, but our co-workers that live in Nutley just rave about it. They have nice activities, parks, restaurants, close to Rt 21/ Rt 3, and excellent schools. I don't know if its the vibe you are going for, but we love it so far (bought our house in January).

If your willing to come a little more north of Denville, about 20 min further, I live in Oak RIdge/Jefferson. I am right off if rt. 15. You catch rt. 80 off of 15. My fiance lives in Denville and it takes us 20 mins to get to my place, give or take a few mins depending on traffic. Taxes are pretty cheap, a little over $3,000.00 I think.  Nice area, rural, but everything is really convienent. Mall is 20 mins and shopping centers in either directions.

Taxes are $3000? That seems highly unlikely....

My mistake....meant to type a little over $ 5,000.00. I have lived here for 13 years as of September and they have gone up a little less than $2,000.00 in 13 years years...not bad at all.

Wow, even $5000 is considerably cheap for this state..when we were looking for a house 2 years ago we looked in many areas, and we didn't see any towns with taxes that low, other than South Plainfield. We ended up  moving to what most people would call a pretty "urban" area, and our taxes are almost $9k.

I have been pretty happy here. Its a nice area and like I said everything is pretty convienent. I am right between rt. 15 and 80 on one end and on the other end is rt. 23. Closest mall is 20 min or less depending on traffic and lots of other little strip stores. My local grocery store is right across the street. We are planning on moving in a year or so b/c we want a bigger house. But I moved here specifically because of the low taxes.
