My turn!!

Maybe, let's hope! FI and I are FINALLY starting to look at houses  YAAY!! He's so cute telling me he's bought this and that for our future house. Smile
So do any of you ladies know of a place that have good listings for foreclosed homes?  Or I know a number of you are in the process of selling your homes (I think). If you would like to send any information my way I would appreciate it.

We're not too picky with the area.
Oakland County (South Lyon, Novi, Northville, Wixom, F. Hills)
Wayne (Livonia, Westland, Canton, Superior Township)

    I used www.moveinmichigan.com, in the search you can click that you only want to look at bank owned property.  You can give all kinds of other search criteria too: square footage, type of house, max/min price, etc.  You can even search by school district if that's important to you.

    Also, let me know if you need a realtor.  The realtor I worked with was fantastic!!!  I can't say enough about how much he went out of his way to find us our perfect house!!!

    Ditto melhunny. Moveinmichigan.com is awesome! We also have a great realtor. FI does alot of work for her and she has been great to work with so far. Our house is a foreclosure and so far (knock on wood) it's been a breeze. I've heard short sales are somewhat of a nightmare though. Have fun house hunting!

    About half the people in my family work in some branch of the real estate business and I have picked up some very useful knowledge along the way. Here are my thoughts: Novi and Farmington Hills have the best school districts (out of your list) The prices might be a little higher there, but if you find something you can afford and like, it's even better for you. When buying a home you really need to consider the resale value. Resale value goes up in a better school district, among other factors. Also PP are right, short sales and foreclosures will most likely be really REALLY messy. (I mean both in the literal and figurative sense). Good Luck.

    Yay, Congrats! Buying a house is sooo exciting! We bought ours a year ago and we looked at lots of short sales and foreclosures. Many of the foreclosures had great potential but also many issues along with them. One house had every single door and light fixture removed, as well as an entire cabinet pulled off the wall. We ended up buying a short sale and that was a big hassle. We definitely got a phenominal deal but there were so many ups and downs in the process that I questioned if it was even worth it at the time. Thankfully we had the time to wait since we were looking months before we even wanted to buy. It took 5 months of waiting before we finally got it. If you don't have that kind of time, I wouldn't recommend looking at short sales as that is pretty much the average time limit. However, if you do have the time, it can pay off in the end if it works out.

    I'd have to say that the Plymouth-Canton school district is another very good one (Canton is on your list) and it tends to significantly raise the home values.  Take a look at the prices of Canton homes in Wayne/Westland schools verse those in Plymouth-Canton schools.

    I'm not in those areas that you mentioned, though. I'm in the gorgeous, lovely, splendid city of Sterling Heights :)
