  • DH just had his follow-up appointment.  They do not like his progress and needs him to get an ultra-sound  later today to see if he has a blood clot.  

    In addition to that LL is being wishy-washy with when we will met for the walk-through.  Seriously, I just want to give them fucking keys already.  And aren't you closing today?  Don't you...idk... needs the keys in order to do that?  Call me crazy, maybe check out the place before you give it up?

     Dogs are at the groomers and need to be picked up too.  I feel like it's a Monday.  






    What differentiates an average host and a great host is anticipating unexpressed needs and wants of their guests.  Just because the want/need is not expressed, doesn't mean it wouldn't be appreciated.

    From your other post, I'm loving your LL's buyers.  Showing a house they don't even own yet.  That's some chutzpah I can admire.  I was cracking up about it.

    I've actually closed on 4 properties and have never been given keys.  Two of them were foreclosures that had realtor boxes for locks.  I had the codes.

    One of them was a clueless, ditzy old lady.  There was a tenant living in the home.  She was supposed to bring both the lease and the keys to closing.  Nope.  No idea why, whatever.  The tenant loaned me one of her sets and I had them made.

    This was my most bizarre and hilarious (after the fact) situation, for anyone who wants to read a story:

    The other one I bought from a wholesaler (WS).  The seller was OOT and my WS never had the keys, but the seller's brother lived in one of the units.  That turned out to be irritating because I had to coordinate with the WS, who had to coordinate with the brother, every time the property needed to be accessed (ie inspection, appraisal).

    After I closed, the brother gave me the keys for the other unit, but refused to give me the keys for his.  I told him I wouldn't push it as long as he gave me the keys when he left...because, oh dude, you're out in 30 days anyway.  Then he starts freaking out when we, the next day, changed the locks for the other unit because him and his other sister still had "stuff in there".

    Me:  "What stuff?  Anything in that unit became mine on the act of sale.  I want the construction stuff."

    Him:  "No, no, not that.  But my new mower is in there and dishes and things like that.  Plus that Pac-Man game is my sister's and I know she'll want it."

    Now, the new mower I could have used.  It was nice and still in a box.  But I'm not a monster.  I didn't need it for the reno, so I told him he could have all that, but needs to get it out promptly because we are starting work on that unit.  I told him to pass it along to his sister that her Pac-Man game was going out on the curb if it was still in our way when we got to the kitchen.

    One of the weirdest things I have ever seen in a house.  One of those full-size arcade Pac-Man games...in the kitchen.  And it's been sitting in a vacant unit with no electricity...so no heat, no a/c...for over 10 years.  Giant pieces of electronics generally don't like to be in those conditions.  I doubt it worked and would need more money than it was worth to make it work.

    People are hilarious.  She lived in Texas and had this thing parked in her parent's old house for 10 years.  Yet, she calls me to pick up the Pac-Man game and I could tell she was really, really worried that I was going to insist on keeping it.  Oh honey, no, I do not want your huge and heavy worthless game in my house.  You are doing ME a favor to come take it away, lol.  No idea why you want it, but glad you are so motivated to get it.

    On brother's move-out night, as promised he gave me the keys.  By then, I think he had finally succumbed to the fact he needed to leave.  Because he was not happy that his "free rent gravy train" was over when I gave him his 30-day notice a month earlier**.  My H and I had brought a new lock with us and changed it out before we left.  I was taking no chances that he might try to move back in after we left.

    **About 5 different times that conversation had the exchange "But I want to stay living here."  Me:  "I understand you want to stay living here, but you can't."  For the record, that was after I had tentatively told him he could rent it for $500/month for a few months and he told me he couldn't afford it.

    And yes, it's pretty funny of the new buyers showing a place they do not even own.    It be interesting how quickly they get renters.  I know they want the keys and garage door opener ASAP.  Less they have to do to get ready for renters I guess.      I would want to at least painted and for the love go god get rid of the  16 year old carpet.  

      The rental market is hot here.  We found our place at 10pm at night when it was online for a mere 10 minutes.  They had 10 inquires the next day.  We won because she was DH's dental hygienist and she knew us.  I wouldn't be surprised if people moved in tonight or tomorrow.  Ha.


    ETA  -thanks for the concern for DH.  We have to go back to the hospital later this afternoon for the ultrasound.  Hopefully is turns out okay.  Of course, right now he is cleaning his kitchen, making meatloaf for dinner and basically everything other than taking care of himself.

  • @lyndausvi, that's great you saw the place so quickly and had an "in".  It sounds like you all will be much happier there.  I also find it weird the new buyer wouldn't want to at least change out the carpet but, in a hot rental market, I guess they don't have to.  With that said, the rental unit for my personal duplex needs a new kitchen floor.  I keep saying, "between the next tenants, between the next tenants," but then don't do it.  It's not horrible, but there are quite a few cracked tiles.

    With the guy in my story, since I didn't have a security deposit to hold over him, I used a "cash for keys" strategy.  Basically, as long as he was out in 30 days (which he was legally required to do anyway), left the house in the same condition as when I bought it, and returned the keys, I would give him $350.  I hated to give him money just to do what he is supposed to, but I offered him that from the get go.  I didn't know the guy and it was easier to dangle a nice carrot and have things go smoothly than have him damage things or force me to take him to court.  We also worked out a deal for his appliances.  That was pretty win-win.  He had nowhere to take them and I was going to buy used appliances anyway.

    We just did our walk through.  She said we would get the full deposit back and she will deliver the check to us before Friday.  No waiting the 30 days which they are allowed by law.  So glad this is over.

  • @lyndausvi, thanks and congrats!  I'm glad she didn't give you all a hard time.  Extra bonus you'll have the security deposit back soon.

    30 days makes sense if there are some damages/cleaning and a LL needs time to get prices/things fixed/estimates.  But, otherwise, there's just no reason it shouldn't be returned quickly.

  • LOVE seeing the kid costume pics! :) Such cute WW kids!!!

    Through some act of God, the Bears won last night. My sister and I had a lot of fun.

    On the train home, we ran into a friend of a friend of hers and he and his buddy were both all "Wow - you girls go to all the games together? I wouldn't be able to 'handle that'" meaning that they wouldn't approve of their women going to football games unescorted by a man. I said "thankfully I found a man who is aware that it is 2016 and trusts my ability to take care of myself and make good judgements". He was impressed by our lack of giving a shit and ability to take care of ourselves but still assy. Fuck that guy. 

    Today I was off work and did a whole lot of nothing. It was nice. I'm about to light my good luck candle and settle in to watch the Cubs game. Let's go Cubbies!!!!!!

    Thanks.  His leg is still pretty swollen and hurts a lot.  Going back to the surgeon on Friday.     Doesn't help he isn't resting like he should be.

    That's so tough :( I hope all goes well Friday. I'll keep you guys in my thouyghts and prayers.
