I just realized I haven't been here much this week at all and I miss it.

The new position is really starting to take off.  I'm about to halve my case load again, b/c they've got me so busy and I'm about to get more busy.  I'm enjoying the new challenge, for sure.  I've had a much better attitude about work generally.  I'm also very impressed by the HR person.  I have absolutely changed my mind about her and I can see where the changes she's making are really great.  I know a lot of the other staff still aren't on board, but as HR said, "Some people can't accept change and that's okay.  They'll find someplace that fits them better while we move on."  And, TBH, a lot of the Bitter Bettys are just people who aren't going to be allowed to coast by on their jobs like they have been.  I suspect we're about to have a majority of new staff in the next 6 months.  It's somewhat mean of me (maybe not?), but the negative work culture that had been cultivated and maintained by the current managing paralegal and her favorites, is being pushed out and I'm happy about it.  I have always said that my place of employment didn't have to be a horrible place to work if they'd start changing things.  Now they have and I'm all in.

Otherwise, SSDD.  I'm starting to plan my small circle Halloween party.  At this point it just looks like me and K and 3 other people, maybe 4.

    SSDD. I have SO MUCH to do and just want it to be the weekend. H is off today - Monday and I'm super jealous. I'm itching to do something fun tomorrow night but don't want to offload DD on my in-laws because they already watch her so much.
  • I've been getting "mask-ne" so my boss suggested I get a silk mask. I'm gonna probably wait until Prime Days next week. Idk if they'll be on sale but I can see if any of my other stuff is on sale and just order.

    BabyKitten has eczema - like I'm sure I've mentioned before - but she has weird issue upper thighs. Even daycare doesn't understand. It's not chaffing, and they aren't new diapers but I'm swapping the brand in case. Maybe it's just too tight on her thighs? I don't wanna size up because they don't really feel tight.
    I'm also picking up aquaphor to see if that will help.
    If nothing else, I'm gonna try sizing up later.

    Our plan this weekend is to start getting things sorted in the basement to really clean soon and have contractor in soon.
    M has to definitely shop vac because it's just bad. I told him if he can shop vac, get the miter saw set up and deal with clutter/trash  I'd be happy.
    I'm gonna try to box up some fragile items too since they're literally collecting dust and the shelving is going to go.

    We did tell BIL and SIL we would store a couple things as they are moving back to SIL's parents house as BIL is having issues finding a job {but that's a whole other issue that keeps pissing me off}
    Every Sunday we have a video chat with IL's, BIL/SIL and M's grandpa so I think I may get M to ask what BIL wants to have us store so we know the spacing.
    Still trying to get a freezer from my mum's place so we need spacing for that too.

    Fuck this. I wanna just chuck half our shit. *sigh*

    Grocery pick up tomorrow.
    Trying to bake this weekend. I just hope I get everything from grocery pick up.

    BabyKitten has swimming on Saturday, and based on last week I think I'll prep some semi-lunch for her when she gets home because she seems to wanna nap early. I don't wanna mess it up but she's tired a.f :\

  • A semi-quiet Thursday.  It was crazy windy yesterday and has gotten a touch colder, and of course this is when Hubby's schools has to do fire drills.  I hope everyone brought their jackets and sweaters!

    I have a dentist appointment today which has been delayed since the spring, but I may have a cold sore, and they will refuse to treat me.  Which means my appointment might be delayed for a few more months.  I just want to get my tooth fixed!  I'm getting really frustrated, but I know the dentist can only do so much with scheduling around Covid.

  • S+S - The purchase price error may be leading to the appeal decision. They think the properties are more valuable than they are assessed for.  If that was an issue for me, I would call my County Clerk.  They would be able to correct that error, so maybe there is a NOLA equivalent.

    I did a massive shop at BJs yesterday, but it was all stuff that was needed and stuff I hadn't found before, I found this time - so that's good.  I did ended up having to skip yoga.  H got out from the dentist a little late and there was construction on his way to pick up DD from daycare.  So I ran out and picked her up instead of yoga.  I will do yoga tonight instead.

    Good luck finding your next home!  There is a lot of variety in what rental property owners want before a showing and/or with an application.  And big PM companies or complexes are going to be very standard in how they do things.

    But, for smaller time operators like myself, applicants who peak my interest will usually send a short introduction that's 1-2 sentences about why they are a good tenant and bonus points if they give a specific reason why they find the ad appealing.  Lately, I've only been advertising on FB Marketplace, so this info will be in the "chat" to me.

    For example, "Hi, I'm @climbingwife.  I'm really interested in this home and would like to set up a showing as soon as possible.  I love the open concept kitchen.  I've been working at ABC company (or the same company) for (x) years and this is a great neighborhood for that commute."

    In a nutshell, I especially like it when people volunteer where they are working, what they do, and for how long.  Long term employment with a decent job is a good indicator that person is more likely to be a great tenant, though not a dealbreaker.  If they specifically mention qualifications in the ad, add a sentence about that also.  Like, "My credit score is around (xxx) and I don't have any felonies or evictions."

    If I'm remembering correctly, you live in NJ.  There is a lot of fear right now in the real estate community about all these eviction moratoriums going on.  And NJ has heavy handed tenant-favored laws, even in normal times.  While it's always true that landlords look for the best candidate, there is even more emphasis on that right now. 

    In some areas, paying a security deposit and first/last month's rent is typical.  But if you're in an area where only security and first month's rent is typical, offer last month's rent also (if you're comfortable doing that).  That's true in my area and I'm definitely more interested in people willing to offer that, though they still have to meet my minimum requirements.  It's so much more of a "safety blanket", if s**t hits the fan at some point in their tenancy.

    Last, but not least, be ready at a showing to turn in an application and...if you definitely want the property...give the holding deposit they require.  Make sure this holds it for you while the background check/lease process are happening.and is refundable if for some reason they turn you down.  This last sentence should be obvious on how things happen but, I swear, the squirreliness I see in this business.  Always have the understanding in writing...a few sentences, it doesn't have to be complicated...because that protects both parties.

    That would be the "pro" for getting the errors fixed.  But I'm not sure how much difference it would make.  They sometimes, but not always, care about what a home was purchased for.  Last year when I appealed it, I was successful because I came loaded for bear.  I flopped down 100+ pages of paperwork that included my purchase agreements, all my closing documents, and recent appraisals that had been done for the loan, lol.  At the time, I had just bought the duplexes 6 weeks before my appeal appointment.  But I was also honest with the guy that my plans were to fix the duplexes back up.

    But all that paperwork is over one year old now anyway and wouldn't be considered anymore.  Even if they raised it back to what it was last year, it would still be under both the current value and the erroneous recorded sale amount.  So I can't really complain.  I'd just hoped they were going to let things slide for a few years until that whole area was going to be reassessed again (they do that every four years).  It will be about $800/year more (total) if they raise it back.

    The "con" of getting the error fixed is, while a minor bonus point, I'd rather anyone looking up the records off this house think that I paid more for it than I did.  It might even help my upcoming appraisals for when I refi these properties shortly.

    After the debate, I heard stats that in the last election, Trump was 9 points up in the "over 60" demographic.  But, for this election, he is 20 points down with that segment.

    I just hope as many as possible of those "over 60s" who are changing to the Democratic ticket are in FL!

    I super hate that both Hillary Clinton and Al Gore won the popular vote, but not the electoral one.  Perhaps unfair, but I largely blame FL and don't want that state to f**k this election up. Again.

    A for sure, especially with Covid (probably not as big of an issue where you are. I wouldn’t want to be sharing condiments, the same serving dishes, etc as other people now. In general I’m not a fan but even less so now!

    I agree with A.  Even under normal circumstances, I'd rather just grab a sandwich already made and move it along, then spend an extra few minutes making my own.  That's especially true with COVID.

    However, I will give the caveat that I also don't have any allergies or food sensitivities.  And I like all the typical stuff that goes on sandwiches.

    Definitely A for me!  Easier, less mess, better with Covid.  Lots of pros!

  • I called in to work yesterday and today because I wouldn't pass our health screen.
    But I was tested tuesday and I'm Covid -, but, still.

    The Mr. and I just got our first-wave winter colds early.
