That feels like a Monday since I was off yesterday. I have a ton of time off, and it’s time I start using it!

  • My mom came in last night to help with G for a couple days so i'm in the office today and tomorrow.  Need to tidy up my desk since it's a disaster after our busy week and get cracking on my "get done by the time baby comes" list.  It's long and overwhelming and I keep getting distracted.  I think we are going to order Mexican food tonight since I didn't get it on Sunday and H has a work presentation tonight and won't be around.  

    @charlotte989875 I hope you love the new highlander!!  We got a new (2019) right when I got pregnant with G and have really really loved it.

    SSDD here.  It feels really cold for May .... apparently with the wind chill it felt like -2 C when I went out this morning!  I think it was a lie because it didn't feel quite that cold, but I'm back to a heavier coat and mitts and gloves.

  • BK woke up and chose frustration today.
    Did not want yogurt, but ended up having yogurt {*eye roll*}
    Then she was upset about her shoes not being leopard print like mine. I guess I may have to find a pair of size 7 shoes for her. *eye roll* 
  • I have the most hours banked up at this company in my 10 year history here! Thanks covid. @short+sassy and I took care of 40 hours of it though.  Use it! Use it! @charlotte989875!  Or can you accure?  We can only accure up to a certain amount then it stops. 

    Last night I went down the Discovery+ documentary rabbit hole.  I’m not one for docs on animals or events.  People really.  Drug dealing criminals (queen of meth) or murderers to be exact.  So last night I parked it and watched “murder in Mansfield” and “gypsy’s revenge”. Gypsys’s Revenge was really really baffling and kept me watching the entire time! So good!

  • Days like today I wish I had south facing windows. It’s gorgeous and sunny and in the 60s but my apartment is so cold!
  • I’m at work and annoyed. People drove like idiots the whole way to work. Then in the Starbucks drive through these teenagers in front of me ordered literally 12 drinks. And they were all Frappuccinos. Gtfo of your car and order inside. FWP but I’m still annoyed. 

    One of my staff called off today again. So I had to shuffle some stuff around. I’m behind from training so I have a lot to catch up on. I had intended to wake up early and work out but that didn’t happen. I may or may not get to it today since I have a facial after work. I’m just feeling a little frazzled and burnt out.

    I adore Discovery + @CharmedPam!  Although I’m a nature/animal/solar system fan. 
    When H is gone I’m doing a major streaming cut, bc he’s really the tv watcher of the family, but Discovery will make the cut.  Disney + too.  Netflix will probably be out, although I like my stuff it’s 97% crap for kids and between Disney and PBS Kids they’ll be good.

    No I haven’t watched cable in I have no idea how long, with the exception of a Mets game here and there.  YouTube tv carries the channel the Mets play on so I’ll be able to watch when I’m in the mood. The kids only get 30-60 min a day weekdays...STBXH is really the tv watcher.  It’ll just be one of those things that changes when he leaves.  
  • YAY new car!! We looked at Highlanders when we were SUV shopping years ago.  We ended up with an Acadia, but I wish we had gotten a Highlander instead (our batch of Acadias had so many issues...we had to have the entire engine rebuilt, under warranty, but we never trusted it again).  I have an Outback now, which I love to pieces.  

    Tuesday...blergish.  It's not warming up enough yet.  I hate when we get a spate of 60's/70's and then drop back into the 50's.  I hope we're finally done with highs in the 50's after today.  

    I need to make some reservations for dinners this weekend since I'm heading to MI with my friend L.  I can't wait. I also have a nail appt on Thursday after work.

    LOL, not me.  I have my dad's cable log-in, so I still get to watch all my stuff (by stuff, I mean Bravo. LMAO). But we never really watched a lot of live TV when we had cable.  99% of what we watch is streaming, unless it's live sports or 60 Minutes.

  • I can't even remember the last time I had cable.  We were watching something at a friend's house and I was almost fascinated by commercials because I'm not used to them at all now.  It does mean that I have to make sure my internet can cover my streaming habit though...which is one reason I don't leave my apartment.  I just resigned my lease yesterday, almost as a reflex.  Afterwards I thought...am I really staying?  I guess I am now.

    So, I may talk some crap, but I very rarely lose my temper at work.  However, right now I am stepping up to 111 cases (with almost half litigation still which is a lot more heavy work) and covering another 100 cases kind of "as needed part time" until we get someone new in.  I'm coming in early, staying late.  It's fine, I was very firm in stating I will help in this manner for this many months and not one minute longer, and everyone in charge understood and are working to fix our problem.  Now I'm just mad I'm salaried.  

    However, my main boss that I work for, that I had a CTJ with?  I came unglued this morning.  We had a Zoom meeting; I had checked his calendar yesterday (not my job, I do it to babysit), realized there was no Zoom info and just simply ran out of time to call who I needed to.  He comes in this morning, "there's no zoom info."  "Sorry, I forgot, can you please just call the other side and get it?"  He literally huffed like a damn teenager.  I gritted my teeth and said, "I'll do it."  Call the other side and the information was emailed to him over a month ago and he didn't forward it to me.  He finished his meeting and I stormed inside.  I was professional, and I know he's technically my boss, but that was my last straw. Now I have a tension headache.

    Otherwise, SSDD.  Oh, i did work out this morning and yesterday, I DID make my bed.  I did not this morning, the workout was a bit longer, so I didn't have as much time.  My butt is killing me (rowing machine).  I even had a padded seat and it still just hurts.  Oh well.

    But I'm using one week, next week for my Atlanta/Savannah trip with @CharmedPam!  It felt a little more real for me this morning because I sent a "reminder" e-mail to the big boss and the two main people I support.  Plus a couple other coworkers who will be taking over my duties.

    It's been a really crappy couple of weeks.  I am going to try and let go of all my worries and just enjoy myself!

    My H and I had a lot of major tenant stuff to deal with over the last two days.  Warning, long stories next.  My tenant who hasn't paid rent since January (and only contacted us once)...though an agency paid Jan.-Feb...contacted us yesterday that her b/f  or ex-b/f (who knows) broke out all the windows on the house.  Those are brand new windows that were just installed in Nov. of last year.  FORTUNATELY, I paid a few hundred extra for a protection plan when I got the windows.  So it will only be $50/each instead of $400/each to replace them.  I am not exaggerating, renting to her was one of the worst mistakes I have ever made in my life.  First, she has past due rent of $4300 and I'm sure it will be much worse than that before I can get this grifter out of my property.  And now she's brought a criminal into her life that caused over $5K damage.  Thank God, Thank God again that I bought that extra protection.  But I'm still probably going to be out over $700 (he damaged the front door also).  And that is only if he doesn't break in and do more harm.

    BUT, this actually might be an opportunity to get her out faster.  They aren't scheduling eviction hearings yet for non-payment of rent (I already filed back in March).  However, they do have eviction hearings for other lease violations.  And, in my lease, she is responsible to immediately pay for damages that is caused by her or her guest.  My H is going to double check on that at City Hall tomorrow, since the city is just doing whatever the f**k they want nowadays.    But that should be another eviction route we can utilize.  I will give her an opportunity to pay for the damages because I legally have to.  However, I doubt she will.  Ironically, the extremely smart move for her would be to pay it, if indeed we can evict her faster if she doesn't.

    Plus, it's 6 weeks to fabricate those windows.  She might just move along herself (I fervently hope so) with the s**t tons of money she's stacked up by stiffing me on the rent. 

    Second one:
    I'm also finally taking a harder stance on another tenant who has been a source of irritation for years.   Always has to be nagged to pay the rent.  Always pays late and sometimes short.  The last time her rent was paid in full, with no overdue balance, was March of last year.  She is currently in arrears for $470 (their income has not been affected by COVID).  I have tried to get this resolved with her.  Let her make her own plan for paying it back.  Suggesting she use her stimulus money to catch it up.  There are two adults in that house (no kids), but she keeps telling me neither one of them have received the stimulus yet (probably bulls**t) and doesn't respond when I ask about the status.

    I really do try to get input from my tenants when there is a problem, so they can do something that is comfortable for them and take ownership.  But she is just one of those people who usually won't do anything until she is absolutely forced to, so that is what I'm finally doing.  At any rate, my H will be delivering her latest Pay or Quit notice today (her rent is due on the 10th and the 24th), along with a letter.  In the letter, I discuss the outstanding rent...mention all the things I've already told her before multiple times, like stimulus payments and/or speaking to a charity...and that she is now on a payment plan, $50/month, starting June 10th until it is paid in full.  I also mention that, while I hope her household can afford the $50/month payment plan, if they cannot, we can discuss a move-out plan.  She is a month-to-month tenant so, worse case scenario, I can give her a 30-Day Notice to Vacate if she doesn't comply or doesn't pay.  I am just so sick and tired of her lies and her taking advantage of me.  She needs to get her act together or get out.

    Unfortunately, it will actually cost me a lot more then $470 for the vacancy and repairs I'll endure.  So I do hope they can come through.  For their sake and mine.  But I've just come to a point where I'd rather "rip the Band-aid off", then continue with the slow bleed that keeps getting worse instead of better.  The big repair...both expense and time-wise...is we need to replace the kitchen cabinets (uugghh).  It's not the tenant's fault.  Those cabinets were on their last legs when we bought the property 6 years ago.  We painted them so they looked okay, but that was just lipstick on a pig, lol.  5+ more years of being in use has not been kind.

    I know the goal is to not have people on the streets due to the economic hardships faced by Covid but there isn't a landlord relief package and most landlords are like you and not an orange former POTUS.  

    I'm LOL and liking the comparison that @mrsconn23 and I are similar!

    We have an antenna, Netflix, Disney+ and HBO Max.  It works for what we see and at this point I think it's MORE than enough.  Netflix has boomed over the last few years and if you're finding that  nothing grabs your attention then it's time for books or crafts or outside!

    I don't know if that is true or not for Louisiana.  Unfortunately for me, Orleans parish has chosen to put extra steps and conditions for this relief that probably makes me ineligible.  Although it is federal funds and there are some federal guidelines.  States...and even counties/parishes...can choose to add more if they want to.

    And Orleans parish has decided that landlords themselves cannot apply for relief, even though that is allowed in the federal guidelines.  Only the tenant can.  Considering she already had an agency pay for her Jan.-Feb. rent and never contacted them to pay for more, I doubt she's going to bother with the (probably) more onerous form that the city would require she fill out.

    In Louisiana, per state labor laws, employers have to roll over up to 400 hours per calendar year or pay it out.  So at least it isn't a "use it or lose it" policy.  My company allows up to 160 hours to be rolled over from Sept. 30th each year.  Which is great because I can go into October still feeling "flush", lol.

    You'd think that surely NO ONE would be in a position to have "use it or lose it" vacation time in Louisiana, because they would have to have more then 400 hours to be in that position.  But I actually had a workaholic boss who did at a previous company, lol.  The company we worked for was headquartered in Maryland and had a "use it or lose it" policy for vacation time unless, of course, it wasn't allowed by state law.  They also didn't pay out vacation time, unless someone left and was in a state where they had to pay it out.  Companies need to follow the state law for where the worksite is.  Every year, that guy rolled his 400 hours over, but usually lost 1-2 weeks.

    Today has been frustrating, I had my first meeting with the company that bought us and their compliance team to do meet and greet and learn more about them. Unfortunately they're digging fiber internet cable in my neighborhood right now and were on my street so my internet kept going in and out and I couldn't really contribute in the call. Not a huge deal but I feel like on calls with my boss I'm always more in the background and I wanted to be more visible/talkative but then I can't when my connection was out every other minute.

    For years, my biggest reason I couldn't cut cable was because Judge Judy and People's Court are two of my favorite shows and were not on streaming channels.  But I noticed that Hulu now has what looks like streaming tv for all the typical channels for something like $60/month.

    That has been tempting me as a possible solution.  But now I'm held back by all the shows I've recorded and would lose if I dropped cable.

    Plus, since it is one building even though it is two residences, my tenant and I share the cable/internet bill.  So I would also have to look into how Hulu works across multiple tvs and get his input about switching also.  Though I don't think he'd care, especially if the bill went down.  He's not really a tv watcher.

  • I forgot that we have Prime too.  We didn't go for it specifically but because we already have it for shopping we have it for TV. 

    With the kids giving up Netflix would be a non starter.

    hopefully yesterday was the last time. I did try hot spotting one time and it didn't seem strong enough for video calling either. Fingers crossed it is all fine now, just sucked it was on the day of my important meeting

    @short+sassy we have sling TV and overall I've been pleased with it. Our package is like $35 and has most of what we want. For sports you do have to upgrade so price is more like $50-55 I think but we add that for football season and then removed it so it is nice you can add/delete as needed.

    We had Sling for a while.  We ultimately dumped it because the reason we had sling was for YES (Yankee Entertainment and Sports).  Once YES and Sling (Direct TV I think) failed to reach an agreement and we turned on the opening game to see a black screen we dumped it.

    Thanks for the recommendation.  I've seen their commercials and have been curious.  I just went to their website and, for the $35/month blue package, it is good for up to 3 devices.  And also has 50 hours of storage, which can be boosted up to 200 hours for another $5.

    I always forget, and this would be the same for Hulu, that these are streaming services.  I don't like that because, if the internet goes out, the tv goes out also or the internet slows way down.  We frequently have problems with our internet (also the cable company, of course) blipping out.  It's usually briefly, but sometimes it is for a few hours.  We also had about two months last year...without notifying their customers or even their customer service reps...when they were upgrading the lines.  The internet would be out for hours at a time and there were a couple times it was out for multiple days.  Our cable tv was occasionally affected also, but not nearly as much.

    But then, I also don't like paying cable $140/month for fewer channels I want.  Some of why that bill is so high is they nickel and dime with a "rental fee" for every blessed piece of equipment you need just to use their services.  And sure, you can "buy" the equipment for a grossly inflated price.  But if it breaks or they "upgrade" so their old equipment purposely doesn't work, you would need to buy it again.

    It's a conundrum because cable is the devil I know.  I'm pretty sure I would like something else better, though only because of the savings.  But it would be a huge hassle to get something else.  Then find out I don't like it/it doesn't work well for my situation.
