Ew. I'm sorry, that's just a sucky situation all around. I feel for her, cuz I'm sure that's a major disappointment and a lot of added stress and I'd probably be pretty depressed in her place too. But for her to dump her promise to you at the last minute is kind of a dick move.

And yeah we do tend to say things aren't tit for tat, but I totally understand how that would affect the way you feel, and I totally respect that you acknowledge it and are honest about it. We can't help the way we feel sometimes. You went above and beyond for her, and just expected her to keep a promise. I definitely don't judge that.

I'm sorry, I hope moving goes well overall. Congrats on the new place! Just remember, this moving stuff will suck for a few days and then 6 months from now you will have forgotten all about it. It's one of those things that doesn't actually matter in the long-run. I'd say give your friend some space till she gets over her grieving process for failing, and maybe she'll come around.
