    At first glance, it looked too good to be true, like all of this new stuff for this price. But peeling back the layers and dealing with this company who seems to have poor business ethics has just left a bad vibe that cannot be fixed at this point. We gave our official withdrawal.

    This was exactly why we walked away from a flip we had put an offer in on. It DIDN'T have the new roof or windows, and while they weren't awful, we knew we'd have to replace them in about 5 years. The furnace and water heater were old, the siding needed paint... they ONLY did the interior cosmetic things. We liked their choices of finishes, but wouldn't have chosen the appliances they did but were willing to live with them. They had it priced about $20k above market value for the work it still needed done, and weren't willing to budge more than about $3k on price. So we just laughed and said "ok good luck with that." That was in February, and the agent said "we're confident we'll get a full price offer as soon as the weather breaks." Weather broke the following week, and as of today it still hasn't sold. They've actually taken it off the market, probably because its "time on market" was starting to look really bad and be a flag that there was something wrong.

    The house we ended up getting was $50k less than the flip was listed for, and was only on the market for 3 days when we put our offer in. 20 year old kitchens and bathrooms but you can tell EVERYTHING was so well maintained that we have the utmost confidence in it. They left us a 4" high stack of maintenance records, and the inspector said it's the cleanest house he's ever seen.
