The thing about that that pisses me off is while I know enough to not do it, but someone desperate or not educated might do it and just end up in such a hole. Its not fair to make it so easy for people to end up in bad situations. I don't agree with how easy it is to get credit.

  • Maybe I'm an asshole, but I don't have a tremendous amount of sympathy for people who are underwater on their mortgages and want the government to help them.

We currently owe more than the house is worth. Two years after H bought it, a major factory closed. It's a working class town, and everyone's home values plummeted.

Rather than whine about it, we're just planning on staying here an extra year or two to see if the market rebounds. We're also making extra payments, as well as contributing heavily to our savings account. We hope a short sale isn't necessary, but if we just really want to move, we'll be prepared financially.

I don't think you're an asshole at all for thinking that. What everyone forgets is that all those underwater mortgages make up someone else's asset portfolio. If the government steps in and makes "banks" write down the debts - people who own banks lose their money. I don't want my 401k to tank because some other dude got underwater on his house and didn't like it. Too damn bad. I'm underwater too and I don't want to also lose my retirement.

  • yaga, same here. Our REA tried to tell us we couldn't ask for less than $2k below listing price (it was already priced pretty low, tbh.) We said "ok, ask for $5k less." No counter or anything. The seller accepted it on the spot. We went through the same thing again after the inspection. Those were all red flags that our REA was a massive incompetent douche, but you live and learn. ;)

  • Payday loans are sooo stupid!!

At work I was saying how I would love to buy a 4wd vehicle. We have a 2010 truck that my husband buys and we paid cash for when we bought it, and I have a 2005 that has no loan on it and is in great shape other than being a 2wd.

I was all...I can't wait until we save up for another 4wd drive vehicle (the vehicle was worth a ton of money so its really just a dream vehicle for us) and the ladies I work with were all, just take out a loan! Everyone has tons of debt, don't worry about saving up for anything thats what loans are for, one lady was saying how she encouraged her 18 year old son to get a 20k loan for a new vehicle last year and how he furnished his rental with a brick card ect.
um...if parents are encouraging the buy now pay later things to their kids I really feel sorry for the kids because they have never been taught better.

I'd say Realtors only work for themselves. They're only interested in closing the deal and getting their commission. I mean it's a business and they need to earn money so I can't say I'm surprised. Although our realtor was really great and very much on our side when we bought our house, but he's not typical.

Typically, the seller pays both agents at a set % amount.

ETA: so the higher the purchase price, the better for the REA.
