  • @speakeasy14 My cat destroyed all the blinds in the house because she needs to see what's going on outside. I end up having to leave them pulled up enough so she can sit in the window without touching them. 

    @eilis1228 Our goal is to buy a house within the next 5 months so we need to be checking this stuff out now lol.

    @lavenderfields13 Re: house buying - in 5 months do you mean you want to CLOSE on a house? Or just start looking at that time? Curious about more details in your timeline because now may be the time to start interviewing realtors and getting a pre-approval letter from your bank.

    ETA: I also got a LOT of value out of House Buying for Dummies.

    @labro Yeah if possible we'd like to close since our lease is up Aug 31st. When I was replying to @eilis1228 I realized it's literally only 5 months away. Scary!! We are planning on getting a pre approval letter very very soon- I was trying to narrow down a bank that we should work with. There are so many options and it's really overwhelming. I think we'll go with a credit union where H is a member. I honestly have no idea on how to go about finding a realtor- I looked at some on realtor.com that are based in the areas where we think we want to buy- but I'm so lost on what the next step is. People generally interview realtors?

    eta: I will definitely check out that book! We need all the help we can get.

  • @AlPacina sometimes he gets pissy and is like "can you come help?"  Last night he was like that a little, until he realized how tired I was and then left me alone.  But honestly I'm home by myself all weekend, and do all the laundry, dishes, cooking (well that's every night), and cleaning so I really DGAF if he gets an urge to be productive during the week.

    @lavenderfields13 So different realtors will charge different fee percentages (not to you directly, but it's part of the closing costs) and I think you want someone who is experienced and a good negotiator, not someone who follows the same method for every single buyer regardless of their circumstances. I've encountered one realtor who would show you a fantastic house outside your budget, then she'd take you to a dumpy house, and then a mediocre house as a way to push you into spending more money. It's important to find someone you jive with and who cares about your priorities and who will stick to your budget but advise you as well. I would try to get personal recommendations from friends and family if you can, but yeah, you should absolutely interview different people to make sure you LIKE who you are working with and that you feel like you can trust them.

    This particular realtor was when I was living in SD. She was a total slum lord too! My roommates and I rented from her for part of college and she was so icky! She would reduce your rent by hiring you to come clean out one of the homes she rented, or to help her move all her shit to another of her shitty renty homes. But the rent reduction was kind of nice....

    @labro Thanks for the tip! I didn't know they all charged different fees. I only have 1 friend that bought a house recently and she hated her realtor - he was really pushy. Maybe it's time to make a FB status requesting recs lol. I think I'm going to order that book on Amazon too. 

    Would you recommend getting the pre approval letter before you even find a realtor? I know they're only good for so many days (60 or 90 usually, right?) and I'm afraid if we don't find something in that time frame we're goign to have to keep getting our credit run over and over.

    @lavenderfields Ummm I feel like our pre-approval was good for at least 90 days. Plus it was helpful to have it in case we walked in a house and were like YES WE WANT TO BID! It would have slowed down the process to go back and get the pre-approval letter. But anyway, yeah, get it when you're ready to go out and start physically looking at homes with your realtor (so not righthissecond). They'll run your credit again anyway when your bid is accepted and you go into the financing stage. A pre-approval credit run won't look bad on your report unless you're getting like...tons of them.
